LOAN SUBMISSION:

 

WHAT WE NEED FROM YOU

 

Hamilton wants to provide the best service we possibly can to each of our customers.  From loan submission through underwriting to closing, we want to insure that the process is seamless.  In order to help us to do that we recommend the following steps when you submit your file: 

 LOAN SUBMISSION

  1. Fill in the Loan Submission Form completely to be sent with your loan package.
  2. Fax the loan package with the following documents to (205) 986-5975 or email it to Docs@hamiltonmortgage.net.  Included in the submission should be:  
    1. Completed Loan Submission Form
    2. Completed 1003
    3. Completed 1008
    4. Credit 
    5. DU/LP findings if available
    6. RESPA Disclosures
    7. Photo ID of borrowers 
    8. Any other additional relevant borrower information 
  • After submission, the loan will be evaluated and submitted to underwriting. 
  • Note that if faxed, large packages should be routed to (205) 986-5971.

UNDERWRITING CONDITIONS 

  1. Underwriting Conditions will be sent to the broker, typically within 24 hours of receipt. 
  2. Conditioned Approval items are to be sent to the underwriter handling your loan. 
  3. Email all appraisals to
    1. appraisals@hamiltonmortgage.net

 RATE LOCKS 

  1.  Fax a completed Rate Lock Sheet to (205) 986-5971 
  2. Lock sheets can be found on this page or clicking the link above.

  SCHEDULING

  1. Closings are to be scheduled by calling (205) 986-5987.
  2. TIME IS OF THE ESSENCE!
    1. Closings should be scheduled as soon as possible regardless of whether the closing is tentative or firm.
    2. Failure to schedule well enough in advance may delay both the closing and funding of the loan which could result in a "dry close" and/or a new close date.
    3. Closings are to be scheduled at least 24 hours in advance. 
    4. For Florida and Tennessee closings, schedule at least 48 hours in advance in order to insure good funds.
    5. Closing Packages will not be prepared without a the following items:
      1. Completed Fee Sheet
      2. Loan Lock
      3. Title, Tax and Insurance Totals

Not all pricing is available on our rate sheet.  If pricing is not available please contact your Account Executive or call our offices and speak with Jim Eady at (205) 986-5953.

Conditional Approval

Questions regarding your conditional approval should be directed to the underwriter listed on the approval. 

Turn Around –

Standard turn-around times for a full file (1008, 1003, credit, asset and income doc and appraisal with an Approve/Eligible) may take several days and timing can vary depending upon scheduling and difficulty of the file.  If a loan must close quickly, please alert everyone involved and do not forget to contact our offices with the required date of close.
